We aggregate six components (weighted) and normalize to 0–100:

  • Inventory (20%) – Supply & months’ inventory
  • Price Momentum (20%) – Recent list/sold movement
  • Days on Market (15%) – Median marketing time
  • Sale-to-List (15%) – Discount/premium dynamics
  • Competition (15%) – Showings, pendings, traffic
  • Affordability (15%) – P&I/Income proxy + credits
